The Rent to Buy Scheme

The Scheme is designed to support tenants moving into home ownership and operates by providing a 20% discount from the normal market rent value to the occupying Tenant.  The Tenant is expected to save the remaining 20% rent for use as a mortgage deposit. At the end of a of 5 year period, the Tenant must purchase the property at the market value at that time. (The market value will be determined by a RICS surveyor).
Tenants who are unable to make the purchase must move out. Tenants are unable to remain remain in residence past 5 years.
An initial tenancy of 6 months will be arranged, however, the Tenants are expected to rent for a period totalling 5 years.
 
Qualification criteria applies:
The Tenant must intend to rent for the 5 year term and make the purchase at the end of that term.
The Tenant must not already own another home.
The Tenant must personally occupy the property as their full time home.
The Scheme is aimed at working people; at least x1 Tenant in the household must in be in full time employment.
The Tenant must pass normal referencing criteria without any external assistance. Guarantors and Savings will not be considered in lieu of a referencing pass.

Income and Referencing Criteria

To qualify for a tenancy Prospective Tenants will be required to demonstrate a 'stable income' that is at least £42,240 per year.

Other referencing criteria will apply and checks will be made including a search of credit score, historical poor credit, IVA's and bankruptcy, employment checks, banking references and previous landlord references.
